Buying your first home in Adelaide is entirely doable, but the process is stacked with things nobody teaches you: price guides that undershoot the real number, contracts with clauses that matter, cooling off rules, deposits, and a selling agent whose legal duty is to the vendor, not to you. Why first home buyers keep missing out

If you have been searching for months, offering on home after home and losing every time, the problem is usually not your budget. It is that you are anchoring to advertised prices that were never the real number, and you are competing against investors and experienced buyers who know it.

The pattern wears people down until they overcorrect: after six losses, the seventh offer goes in high out of exhaustion, and that is the one that sticks. Paying too much because you were tired of losing is the most expensive mistake in property, and it is almost always avoidable.

What guided from start to finish actually means

We manage the entire purchase, not just the search. In practice that looks like this: we turn what you want into a realistic brief, shortlist homes that genuinely fit it, inspect with you or for you, and tell you honestly what the listing does not. Grants, stamp duty and what to budget

South Australia currently offers two significant concessions for eligible first home buyers, and both are worth understanding before you set your budget.

The First Home Owner Grant. A payment of up to $15,000 if you buy or build a new home, including a house, unit, townhouse, apartment or a substantially renovated home. There is no property value cap for contracts entered into on or after 6 June 2024. Established homes are not eligible. Full details are on the RevenueSA First Home Owner Grant page.

Stamp duty relief. Eligible first home buyers pay no stamp duty on a new home, or on vacant land they intend to build their home on, again with no property value cap for contracts from 6 June 2024. On a typical new home purchase this can be worth tens of thousands of dollars. It does not apply to established homes. Full criteria are on the RevenueSA stamp duty relief page.

Both come with conditions, including living in the home for at least six continuous months, and eligibility rules around prior property ownership that tightened in early 2025. We walk every client through exactly what applies to their situation.

Beyond the concessions, the reliable advice: know your full budget before you fall in love with anything, including duty where it applies, conveyancing, inspections and moving costs, and have your finance pre approved so that when the right home appears you can act on it.

Is a buyer's agent worth it on a first home?

It is a fair question, and the honest answer is that it depends on what the alternative costs you. Overpaying by even a small margin on a first home is usually a five figure mistake financed over decades. Buying the wrong property, in the wrong street, because nobody told you what to look for, costs more again.

Do I need finance pre approval before engaging a buyer's agent?

It helps, and we can guide you on the right sequence if you have not started. Pre approval tells us your real budget, and it makes selling agents take your offers seriously, which matters in a competitive market.

Can a buyer's agent stop me overpaying?

That is a large part of the job. We appraise every property against recent verified comparable sales before you offer, so the number is grounded in evidence rather than the advertised guide, and then we negotiate on your behalf.
